Government of Ontario Healthy Homes Renovation Tax Credit

Claim up to $10,000 per year of qualified renovations or up grades.

As a senior 65 years of age or older, or your family member whom you are living with could qualify for provincial tax credits if you choose to upgrade your home to make it more accessible. All you have to do is save your receipts and file for the tax credit on your year end tax return. 
The Healthy Homes Renovation Tax Credit is a permanent, refundable personal income tax credit for seniors and family members who live with them. If you qualify, you can claim up to $10,000 worth of eligible home improvements on your tax return. The amount of money you get back for these expenses is calculated as 15 per cent of the eligible expenses you claim. For example, if you spend and then claim $10,000 worth of eligible expenses, you could get $1,500 back.

The Healthy Homes Renovation Tax Credit can help with the costs of improving safety and accessibility in your home.

If you modify your home to accommodate a live-in relative who is 65 or older, you can claim eligible expenses on your personal income tax return.

Receipts from retailers, suppliers and contractors do not have to be submitted with the income tax return. However, they should be kept in case the Canada Revenue Agency asks for them.

By helping seniors remain at home more safely, the tax credit will help free up health resources for those patients occupying costly beds in hospitals but who would be best cared for in a long-term care home.
Support is currently provided to people with disabilities through the Assistive Devices Program, which offers support and funding to people with long-term disabilities living independently with over 8,000 assistive devices responsive to their individual needs.
Other programs that specifically help people with disabilities stay in their homes include:
  • the Ontario and federal Medical Expense Tax Credits for eligible expenses on home modifications
  • Canada Mortgage and Housing Corporation’s Residential Rehabilitation Assistance Program for Persons with Disabilities
  • the Ontario March of Dimes Home and Vehicle Modifications Program, established by the Ontario Ministry of Community and Social Services
  • sales tax exemptions on the purchase of certain medical and assistive devices and their installation, and
  • property tax exemptions for certain home alterations that help people with a disability


Not all renovation work qualifies for this tax credit. Before you start any improvements, check to see that the work qualifies so you can claim the expense.
Some examples of eligible expenses include:
  • certain renovations to permit a first-floor occupancy or secondary suite for a senior
  • grab bars and related reinforcements around the toilet, tub and shower
  • handrails in corridors
  • wheelchair ramps, stair/wheelchair lifts and elevators
  • walk-in bathtubs
  • wheel-in showers
  • comfort height toilets
  • widening passage doors
  • lowering existing counters/cupboards
  • installing adjustable counters/cupboards
  • light switches and electrical outlets placed in accessible locations
  • door locks that are easy to operate
  • lever handles on doors and taps, instead of knobs
  • pull-out shelves under counter to enable work from a seated position
  • non-slip flooring
  • a hand-held shower on an adjustable rod or high-low mounting brackets
  • additional light fixtures throughout the home and exterior entrances
  • swing clear hinges on doors to widen doorways
  • creation of knee space under the basin to enable use from a seated position (and insulation of any hot-water pipes)
  • relocation of tap to front or side for easier access
  • hands-free taps
  • motion-activated lighting
  • touch-and-release drawers and cupboards
  • automatic garage door openers
